Situated just a short walk from the Central Business District of Historic Doylestown, Pennsylvania, Lantern Hill is an outstanding example of “New Urbanism” planning philosophy. The developers created a traditional neighborhood including shops, offices and homes with architectural elements that create a link with the nearby County Seat.
A mix of single family homes, twin homes, and townhouses totaling 117 units, and over 73,000 sf of commercial/office space, were blended into an 18-acre site that was extremely constricted by floodplain and gas transmission lines.
Working closely with local, regional and state officials, the development team accomplished a number of planning and environmental objectives. The Bucks County Audubon Society recognized this project as an “Environmentally Friendly Development” and awarded Taylor Wiseman & Taylor its “Corporate Environmental Action Award.”
The Stormwater Management Plan incorporated state-of-the-art water quality elements, including porous pavement, a pond, and created new wetlands along reconstructed Cooks Run. Stream restoration required delineation of the 100-year floodplain using HEC-1 and HEC-2 analyses and balancing the floodplain storage.
Veterans Lane, an adjacent public street, was reconstructed in conjunction with onsite project improvements. A wooden pedestrian bridge was designed to connect Lantern Hill with the adjoining shopping center.
