Taylor Wiseman & Taylor prepared complete land development site engineering plans and obtained Township, Zoning, Conservation District, County, DEP wetlands, stream encroachment and State sanitary and water permits for HCR Manor Care’s 120 bed skilled nursing facility located on a 7.6-acre site located in Voorhees, New Jersey.
The site layout was designed to maximize the amount of existing woodlands maintained and to minimize impacts to an existing on-site pond. Innovative BMPs, such as porous asphalt paving and bio-retention swales, were designed to address stormwater quality criteria in areas of challenging high water table.
To help achieve the site stormwater goals, existing woods throughout the site were maintained and runoff generated by the building roof was kept separate from pavement runoff, reducing the overall volume of water to be treated. Structural BMPs such as porous asphalt, bio-retention swales, vegetated filter strips, a wet pond, and an extended dry detention basin were also incorporated into the site’s overall stormwater management design. Innovative bio-retention swales and porous asphalt paving were utilized in areas of shallow seasonal high water table to address the NJDEP stormwater quality criteria. The end result was a product that was both aesthetically pleasing and cost-effective for the developer. TWT performed all site surveying and soil infiltration testing.
